October has signaled that the Oshawa real estate market is poised for a solid finish to 2019. I will include some important trends to help understand and possibly even predict where the fall market is headed leading into 2020. Days On Market
With interest rates at all time lows, during the month of October, Oshawa real estate sells on average in 20 Days. If you look at the Average days on Market Year over Year you can see that Oshawa homes are selling a lot faster in 2019 year over year. Oshawa Housing Inventory
For the month of October Oshawa saw 244 Homes sell and come off the market. 389 new listings have replenished the inventory. For the month of October sellers were getting very close to their asking price with the average selling to listing price ratio of 99% of asking.
The Average Sold Price
The average selling price was $509,000 and basically flat on the monthly change. Prices are still up 2.9% for the quarter and still up 2% on the year.
