Durham Region Real Estate Market Update: Wrapping Up 2025 and Looking Ahead to 2026
Happy New Year, everyone! As we kick off 2026, I thought it'd be the perfect time to look back at how the real estate market performed in Durham Region last year. If you're thinking about buying or selling in areas like Oshawa, Clarington (including Bowmanville and Courtice), Whitby, Ajax, Pickering, or Scugog, these numbers might give you some helpful insight. The data comes straight from the Toronto Regional Real Estate Board (TRREB) for January through November 2025 – that's the most complete year-to-date picture we have right now.
Key Highlights for Durham Region in 2025 (Jan-Nov):
- Total Home Sales: Around 7,200 homes sold across the region. That's a solid number, but like much of the GTA, we saw buyers being cautious amid higher interest rates earlier in the year.
- Average Selling Price: Homes averaged about $850,000–$920,000 depending on the area (more details below). Prices softened a bit compared to peak levels, creating some great opportunities for buyers.
- Selling Price vs. List Price: On average, homes sold for 97-99% of the asking price. In hotter pockets, some even went over asking, but overall it was a balanced market favoring negotiation.
- Current Inventory: As of November 2025, there were roughly 2,154 active listings in Durham Region. That's about 3-4 months of inventory – a healthy level that gives buyers choices without it being overly competitive.
Breakdown by Area (Year-to-Date Jan-Nov 2025):
Here's a quick snapshot of the main communities I serve:
- Oshawa: Strong activity with lower entry prices. Average around $731,000.
- Clarington (Bowmanville/Courtice): Family-friendly and popular – averages in the mid-$770,000 range.
- Whitby: Higher demand here, with averages closer to $932,000.
- Ajax: Steady market, averaging about $908,000.
- Pickering: A bit pricier at around $919,000, thanks to proximity to Toronto.
- Scugog: More rural feel, averages around $841,000.
Overall, Durham Region continued to be one of the more affordable and attractive parts of the GTA, with good selection and room for negotiation.
Why This Matters for 2026
With interest rates coming down and more economic confidence building, many experts (including TRREB) are optimistic about a busier spring market. If you've been waiting on the sidelines, now could be a smart time to start planning – whether that's getting pre-approved or chatting about what your home might be worth today.
